The QUANTUM Pinui-Binui Mispricing Index

The QUANTUM Pinui-Binui Mispricing Index ranks Israeli pinui-binui (pinuy binuy) urban-renewal compounds by how far their current listing prices lag the value implied by their statutory stage. It is built from the QUANTUM analyzer — which tracks compounds across Israel — and is regenerated hourly and published openly under CC-BY-4.0.

It exists to answer one question precisely: which Israeli pinui-binui compounds are most mispriced right now? The secondary market is slow to reprice an old apartment once its compound clears renewal milestones. The Index measures that lag and ranks it.

A Mispricing Score above 200 flags a high-conviction arbitrage — a real, actionable gap at a statutory stage certain enough to underwrite.

What the Index is built on

Inputs include Israel Land Authority (רמ"י) data, the planning administration (Mavat / מנהל התכנון), Nadlan.gov.il transactions, and active secondary-market listings, cross-referenced to each compound's footprint and statutory stage. Coverage spans Israel's dense renewal cities — Tel Aviv, Ramat Gan, Givatayim, Holon, Bat Yam, Petah Tikva, Herzliya, Rishon LeZion, Netanya, Jerusalem and more.
